EquityNest Capital
With over 20 years of experience in the mortgage industry, I have built my career around helping clients find the right financing solutions for their goals. As a Branch Manager and experienced mortgage professional, I understand that every borrower and every deal is different. I take a hands-on approach, working closely with my clients to understand their needs, structure the right financing, and make the lending process as straightforward as possible. I’m excited to expand my experience into commercial lending and offer even more financing options to help my clients invest, grow, and build for the future.
Why this gets done
One lender is one opinion. Your project goes in front of every desk whose own matrix says yes to it, and then Heather lays the answers side by side so you can see what you are actually choosing between. That is the whole job, and it is the part you cannot do on your own.
What we finance
The property's own rent qualifies it. No tax returns, no debt to income, no employment check. One property or thirty.
Run the numbersPurchase and renovation in one loan, with the rehab drawn down as you go. Built for people who buy, fix and sell.
Run the numbersYou found the next one before the last one sold. Short term money against what you already own, so the offer is cash.
Run the numbersLand and build, funded in draws against real progress. For builders with a set of plans and a schedule.
Run the numbersApartment buildings, stabilised or transitional. Priced off the building's income rather than off your pay stub.
Run the numbersRetail, office, industrial, self storage, mixed use. Business purpose, on the property's numbers.
Run the numbersFive, ten or thirty properties rolled into a single loan with one payment and one closing, priced on what the portfolio earns.
Run the numbersMoney against the property itself when timing matters more than rate. Days rather than weeks, with the exit agreed up front.
Run the numbersRaw land, entitled lots and infill parcels, for people buying ground to build on or to hold.
Run the numbersA calculator for every kind of loan we arrange. Change any number and the results move with you.
Add a term in years, or choose interest only.
An estimate to plan with, not a quote. Real terms depend on the property, the lender and your credit.
How it goes
The boxes further down this page. Two minutes on a phone, and no documents.
Same day where possible. You get a straight answer about what it finances at and what it will need.
Your file goes in front of the lenders whose own matrix says yes to it, and you see every answer that comes back.
Documents come in through one secure link. No email chains, nothing lost, and you always know what is outstanding.
Face to face
A real video call, from your phone or your computer, with nothing to install and no account to make. You leave your name and number, Heather lets you in, and you talk it through the way you would across a desk.
If Heather is not in the room, the page says so and offers you a time instead. Joining a call is not an application and no credit is pulled.
Before you ask
No. Nothing on this page pulls credit. When it is time to, your officer asks first and tells you why.
Not for most of what we write. These loans are underwritten on the property and the project rather than on your personal income, which is the whole point of them.
Send it anyway. Put the city and the kind of property you are hunting for, and you can be pre-qualified before you write an offer, which is what makes the offer competitive.
Yes, and usually it should be. These are business purpose loans and most of them are written to an entity with you guaranteeing it.
Ten to thirty days is normal, and the thing that decides it is almost always how quickly the documents come back rather than anything on our side.
Yes. Everything you send us travels over a secure, encrypted connection and is kept in a private system that only the EquityNest team working on your project can see. When we need sensitive details, like your Social Security number or date of birth for a credit review, we ask for them in a secure step of your application, and they are shared only with the lenders reviewing your loan. We never sell your information.
A rental property loan that qualifies on the property's own income rather than on yours. The lender compares the rent to the payment, and if the rent covers it, the loan works. No tax returns, no debt to income, no employment check.
On a purchase, most lenders want twenty to twenty five per cent down plus closing costs, and a few months of payments in reserve. On a refinance you usually need to leave twenty five to thirty per cent of the value in the property. Those are the usual shapes, not a quote. Send the project and you will get the real figure.
There are lenders in this space from around 620 upwards. Your score mostly moves the pricing rather than deciding whether you can borrow at all, because the property is carrying the loan.
For most of what we write, no. These are business purpose loans underwritten on the property and the project. You may be asked for bank statements to show reserves, and that is usually the extent of it.
Yes, and usually it should be. Most of these loans are written to an entity with you personally guaranteeing it.
No. EquityNest Capital arranges business and investment purpose financing only, never a home you live in. If a home to live in is what you need, go to yourmortgageplug.com and Nyisha can help you there.
